PROPERTY MAINTENANCE - TIPS & TROUBLESHOOTING

Running Toilets
Push or tap the flush button again and wait for the cistern to stop filling. Sometimes this is all that is required. If the toilet is running considerably, to conserve water, turn off water supply at tap behind toilet and place a temporary “Out of Order” note.

Air-conditioning

TOO COLD
- Check thermostat has not been turned down
- Keep office equipment away from thermostat.
- Close curtains/blinds at night to retain heat.
- Personal heaters can affect the thermostat.
- Check that the air register is not blocked.

TOO HOT
- Check thermostat has not been turned up.
- Close curtains/blinds to avoid direct heat/sun.
- Check thermostat is not obscured i.e. behind bookcase.
- Check the air register is not blocked in anyway.

Note: Please provide as much information as possible when reporting a problem i.e. temperature in 0C, time and location taken. Generally buildings are designed for outside temperatures between 0C and 33C to maintain a temperature within buildings between 20C and 24C. On extreme weather days, such as minus 5C or 36C, temperatures may vary from desired temperatures.

Packaged Air-conditioning/Power Point Not Working
A circuit may have tripped and needs resetting. If comfortable with circuit boards, use the legend to locate the circuit breaker, which is in your premises or the electrical switchboard. Turn the breaker all the way off, until you hear it click, wait 10 seconds and then switch all the way on. Follow this procedure to reactivate the air-conditioning/power point. If this is not successful or re-occurs, please contact us immediately.

Roof Leaks
If possible, try to locate leak from inside and try to minimise damage by say placing a bucket under leak. Unfortunately, water leaks generally cannot be rectified on the roof while it is still raining. Contact our office immediately when leaking.

Lifts
A common occurrence is to report a lift not working when say cleaners or removalists have manually switched it off. If possible, check with property officer or other tenants/floors before calling. Also, rubbish dropped in floor runner can prevent lift door closing. If possible, check floor runner.

Access cards
If access card/security key is not working please check with colleague to help determine if reader is faulty or individual card/key is faulty

Parking
If applicable, ensure your staff park in bays allocated to your company only! Every bay has a sign on it. Where permits are used, please ensure they are displayed clearly.
